What Newcastle sites throw at HVAC

Coastal corrosion on rooftop plant. Package units on exposed rooftops anywhere near the coast take a beating. Coil corrosion reduces capacity gradually, so the complaint is usually that it is not as cold as it used to be rather than a failure. One area too cold while another never gets there

Almost always control strategy rather than capacity. Zones fighting each other, a sensor mounted somewhere unrepresentative, dampers not modulating, or a system extended over the years without the controls being revisited. Adding capacity to a building with a control problem makes it worse, not better.

System runs constantly but never reaches setpoint

Undersized for the actual load, refrigerant undercharge, a dirty filter or coil restricting airflow, or ductwork losses. In hospitality, a kitchen exhausting hard while the dining room tries to hold temperature is a make-up air problem — no amount of extra cooling will fix it.

Water leaking from a ceiling cassette or fan coil

Blocked condensate drain, a failed condensate pump, or drain fall that was never right. Common after long idle periods when a drain has dried out and silted up.

Air conditioning tripping the breaker

Compressor drawing high current, a failed capacitor or contactor, or an electrical fault. Repeated resets will keep tripping and are not safe. Needs testing under load rather than parts substitution.

Noise or vibration

Fan bearings, a loose fan blade, compressor mounts, or ductwork resonance. Bearing noise is worth attending early — a seized fan usually takes the motor with it.

High running costs with no obvious fault

Dirty coils and filters, refrigerant undercharge, controls running longer than needed, or plant fighting itself across zones. A system rarely fails suddenly on efficiency — it declines quietly.
