Coolroom and Freezer Room Repairs, Newcastle and the Hunter

A coolroom holding two degrees warmer than it should is not an inconvenience, it is stock at risk and a food safety problem that arrives without warning.

Common coolroom faults and what they usually mean

Room not holding temperature, but only in summer. Almost always condenser capacity rather than a fault. Systems are sized against a design ambient, and when the air around the condenser exceeds it you lose capacity exactly when you need it. Dirty or corroded condensers, poor airflow in a tight plant space, or a failed condenser fan are the usual causes. If it happens every January and nothing else is wrong, start there.

Ice building up inside the room or on the evaporator. Usually a defrost fault — a failed defrost element, heater or termination sensor, or a controller with the defrost schedule set wrong for the load. It can also be warm moist air getting in past a failed door seal, which brings its own ice with it.

Water on the floor. Blocked or frozen condensate drain, a drain line without a trap, or a defrost cycle dumping more water than the drain can carry. Persistent floor water is also a slip hazard, so it is worth fixing properly rather than mopping.

Door not sealing. The single most common coolroom fault, and the one most often ignored until something else fails. A perished or torn seal, a door that has dropped on its hinges, or a closer no longer pulling the door up square all let warm air in continuously. The symptoms look like a refrigeration fault — long run times, ice, temperature drift, rising power bills — but the refrigeration is doing its job.

Compressor running constantly, or short cycling. Constant running points to lost capacity: undercharge, condenser condition, a door not sealing, or the room being asked to do more than it was sized for. Short cycling points the other way, usually a controller differential set too tight, a sensor in the wrong position, or a pressure control fault.

Temperature display and actual room temperature disagreeing. A sensor that has drifted, failed, or been mounted somewhere unrepresentative. Worth taking seriously, because a controller reading two degrees low will happily hold the room at an unsafe temperature while reporting everything is fine.

Repeat compressor failures. A compressor that has gone twice in two years is not a compressor problem. Rapid cycling, refrigerant charge, condenser airflow, a restricted expansion valve or moisture left in the system after a previous repair are the usual underlying causes. Replacing it a third time without finding the cause buys a few months.

Panel damage. Trolley and pallet impact on wall panels, floor panel damage, and delamination around door frames. Damaged panel lets in heat and, once the core is wet, it does not recover.

Coolroom doors, seals, hinges and closers

Doors cause more coolroom problems than plant does, and they get the least attention.

We manufacture and supply commercial door seals, which means a failed coolroom or freezer room seal gets measured and fitted rather than ordered in and waited on. Custom profiles and made-to-measure sizes are made in house.

We also handle hinges, closers, latches, safety releases and door frame work, so a door that has dropped, will not close square, or will not release from inside gets corrected as a whole rather than patched.

If your room is icing up, running long, or the door needs a shove to seal, the door is the first thing to look at.

Coolroom and freezer room installation and fitout

Worth thinking about before you commit:

  • Plant location and airflow. A condenser in a tight, hot, unventilated space will underperform for the life of the room. This is the single most common thing done badly.

  • Sizing for real load, not just volume. Door traffic, product being brought in warm, and ambient conditions matter as much as cubic metres.

  • Drainage. Getting condensate away properly is easier to design in than retrofit.

  • Door position and swing. Where the door sits determines how much warm air enters every time it opens.

  • Access for service. Plant that cannot be reached does not get maintained.

Freezer rooms

Freezer rooms run the same components under harder conditions. Defrost matters more, door seals fail faster, ice builds quicker, and the consequences of a failure arrive sooner.

Coastal sites need condenser attention more often than the manufacturer's schedule assumes, because salt air degrades coils faster than inland conditions.
